Policies Overview

Just making sure we are all on the same page. 



When booking your room, we will need the following credit card information: name, billing address (including house # and zip code), phone number, email, credit card number, expiration date, 3 or 4 digit security code. 

There is a two (2) night minimum stay. There is a 50% non-refundable deposit. There is a 14 day cancellation fee. A 50% deposit will be refunded if cancelled prior to 14 days.

  • Whole House Reservations: 
    • 50% deposit required
    • Cancellation must be made 21 days prior to stay.

Time: 2pm check-in. An earlier check-in can be pre-arranged if need be. 

Call when you get to the gate for the code. If you plan to arrive after 9pm, please call ahead. 


Check out

Time: 11am check-out. A late check-out time may be requested. 

A half day rate may be required in some circumstances.

Continental, Self-Serve Breakfast (generally includes):

  • coffee, tea, juice, milk
  • variety of cereals
  • baked goods
  • yogurt
  • fruit / fresh when available 


We encourage travel with children. Please be aware of common courtesy to other guests in the B+B. Any child staying at the B+B must be accompanied by an adult if visiting the barn area. 



    Pets are welcome with a $50 per night, per animal, non-refundable fee. Two (2) pets per "available room" is the maximum. Reservations must be made in advance, as not all rooms are pet friendly. 

    All pets must be on a leash at all times outside of the B+B. Out of courtesy for other guests, please clean up after your pet. 

    Under no circumstances may a pet be left in the B+B during the daytime without its owners. 

    Any damage above and beyond "normal" i.e. dog shedding, a few paw prints, will be charged for damages accordingly. Any violation of stated policies may cause guest to be asked to leave the premises without any refund of their reserved stay. 



    Alcohol may not be purchased at B+B, but guests are permitted to bring their own. 







    The following damage policy is to be signed at check-in. Signing damage policy notifies guest that any damages to premises will be documented and guest will be 100% responsible for repair costs. 

    Damage to rooms, fixtures, furnishings and equipment, including the removal of electronics, towels, paintings, ornaments, etc., will be charged at 120% of full and new replacement value plus any applicable shipping and handling charges. Damage to linens, towels, rugs, carpet or other furnishings will result in a charge for the special cleaning, repair or replacement of the damaged article. The minimum charge for special cleaning is $150. Guests may also be liable for any loss of revenue resulting from the inability to rent rooms due to damages or theft. 


    Room cleaning

    Rooms cleaned every other day. You must stay a minimum of 3 nights to have maid service. Fresh towels can be obtained upon request.  


    Room amenities

    All rooms have private bathrooms. 

    Upstair rooms provide shower, no tub. 

    Downstair rooms provide shower + tub. 

    Each bedroom provides towels, hairdryer. 

    Each bedroom provides shampoo, conditioner, lotion and soap. 

    Barn visitation: Appointment only unless boarding horses.
